Fair Housing and Equal Opportunity Policy

Equal Housing Opportunity

Properkey is committed to the Fair Housing Act.

Our policy

Properkey provides its real estate brokerage, property management, mortgage lending, escrow and insurance services free of unlawful discrimination. Everyone who works for or represents Properkey follows this policy, including employees, contractors and the licensees who partner with us, and each of them must comply with federal, state and local fair housing laws at all times, including the laws of California and Idaho.

Protected characteristics

We don't tolerate fair housing violations. No Properkey service may be denied, limited or offered on different terms because of a person's:

  • Race
  • Color
  • Religion
  • Sex or gender
  • Gender identity or gender expression
  • Sexual orientation
  • Marital status
  • Familial status, including pregnancy and households with children under 18
  • National origin or ancestry
  • Citizenship, primary language or immigration status
  • Age
  • Physical or mental disability
  • Medical condition
  • Genetic information
  • Veteran or military status
  • Source of income, including Section 8 and other housing vouchers, public assistance and housing subsidies

or any other characteristic protected by federal, state or local law.

Prohibited practices

Prohibited conduct includes, but isn't limited to:

  • Refusing to show, sell, rent, list or finance a property, or to negotiate, because of a protected characteristic.
  • Quoting a different price, rent, deposit or term, offering different services, or handling an application more slowly because of a protected characteristic.
  • Telling someone a property isn't available for inspection, sale or rent when it is, or keeping a listing from them.
  • Refusing to receive or pass along a genuine offer because of who made it.
  • Steering a buyer or renter toward or away from a property or neighborhood because of who they are or who lives there.
  • Refusing to take a listing, or to work in an area, because of the people who live there, or taking a listing on the understanding that someone will be discriminated against.
  • Giving someone different information or advice about a property or neighborhood than we give others because of a protected characteristic.
  • Publishing a listing, ad or statement, in words or images, that expresses a preference, limitation or discrimination based on a protected characteristic, or placing marketing so that it reaches or excludes people because of one.
  • Blockbusting: urging an owner to sell or lease by suggesting that people of a particular protected group are moving into the neighborhood, or that such a change will lower property values, raise crime or hurt the schools.
  • Writing a discriminatory restriction into a deed, lease or other document about a property.
  • Asking a tenant or applicant about immigration or citizenship status, except where the law requires it.
  • Refusing a reasonable accommodation or modification that a person with a disability needs.
  • Discriminating at any step of a mortgage application, from judging a borrower's financial ability to processing the loan.
  • Agreeing to, or carrying out anyone's instruction to, discriminate against a person or group.
  • Harassing, threatening, coercing or retaliating against anyone for using their fair housing rights, helping someone else use them, or reporting discrimination.

This policy doesn't prohibit what the law expressly allows: collecting demographic information a government agency requires (such as the questions on a mortgage application), asking what is needed to accommodate a disability, or qualified senior housing limiting occupancy by age.

Equal credit opportunity

Properkey Loans follows the Equal Credit Opportunity Act. We don't discriminate against a credit applicant because of race, color, religion, national origin, sex, marital status or age (provided the applicant can legally enter a contract), because all or part of the applicant's income comes from a public assistance program, or because the applicant has in good faith exercised a right under the Consumer Credit Protection Act.

Violations

Anyone who works for or represents Properkey and breaks this policy faces discipline up to and including termination, or the end of their relationship with Properkey.
